A home inspection is one of the most important steps in buying a home. Home inspectors are key to identifying existing or potential problems and longevity or life expectancy of many systems in the home you are purchasing.
Here are a few areas home inspectors concentrate on:
Structural: There are set standards on certain areas of the home that the home inspector looks at to determine the integrity of the essential internal and external structural components. Home inspectors can identify visual defects in areas requiring immediate repairs and will recommend a structural engineer if it is warranted.
Electrical: Do all the outlets work? Are the GFCI outlets operating normally? Is there Any reverse polarity? Is there evidence of double tapped breakers at the service panel? Are all of the wiring and lighting systems installed properly?

Heating and Air Conditioning Units: Inspector will test the units and estimate the age and life expectancy. Air Conditioning Units can only be inspected when the outside temperature is over 60 degrees for at least 3 consecutive days.
Appliances: All appliances will be tested, including running a full dishwasher cycle, testing microwaves and checking oven temperatures and burners
Safety Hazards: Includes verifying proper ventilation of all natural gas systems, testing temperature variations on the furnace, making sure hot water heaters are secure.
Misc: Other items, which may be included in the home inspections or reviewed by a qualified professional, include: wells, septic systems, roofs, flashings, checking for cracked tiles, adequate attic insulation and ventilation, drainage problems, condition
of wood decks, patios or other structures on the property.
